I like your responsiveness.
Way too powerful. If I do not belong to the MLS then I cannot do my business Mainstreet TELLS the realtors what they have to do instead of listening to the realtors on what they need to do their business. THEY own my photography even though I pay for it. They own my descriptions even though I write it. And, they have rules that are not friendly to the buyers and sellers. For example, Sellers properties should not have to be marked under contract UNTIL the buyer has firmed up financing. The buyers drag their feet to get this done meanwhile the sellers have to “wait” and move everything out of their property and many times they still do not have a clear to close. Also, buyers earnest money MUST be firm. If they knew they could not get this back, then the buyers would be more serious about negotiations and committed offers. Lastly, NAR is an undisclosed union. PERIOD> As if I do not belong to NAR , I cannot belong to mainstreet. This is illegal.
I completely disagree with the way the new listing agreement is written, totally trying to perpetuate the old way of doing business with co-op compensation and MLS fees as an option. It is causing chaos in the market. You should follow California MLS to eliminate the legal risk you are putting us in.
Also disagree with the buyer broker agreement which is causing steering, putting agent interest ahead of its own wth agents demanding a certianl fee before showing their client a home.

The fees, both quarterly and yearly are way too high. With reduced sales volume, agents won’t be able to keep up with these charges and many will be leaving the profession.

Couldn't eliminate the PAC funding of $20 from my invoice. A lot of good all that funding for years did with the huge settlement with the justice department and now buyer agents getting their commissions cut

In a down economy many families have learned to make a dollar stretch. Year after year we have seen dues go up with little to no changes. Families find ways to get deals, coupons, do without in order to keep their heads above water. We have been denying that we are in a recession for years.
It's time that Realtors start pushing back. Business as usual with not work. Realtors work twice as hard with everyone standing in line to take money out of our pocket. When everyone thinks that we make too much money, it's time for NAR and Mainstreet to start looking at ways of cutting back. Realtors are now pushing back to belong to the NAR because we were thrown under the bus too easily. It's time that organizations like Mainstreet and NAR start standing up for realtors. How much of our money is contributed to lobbyist? I am sad to say that after over 20 years in this business that I am going to step away. It is incredibly hard to provide for my family with so many people standing in line with their hands out and not giving back to the ones that provide you your salaries. This industry needs a complete overhaul!!!
Fees are too high and I have another invoice from you that will be due Dec. 2024. I'm getting older and can't keep up with all the changes this year, I will not be renewing my RE license when it expires.
The association stays on top of technological advances which are a mainstream in todays ever evolving market place.
It will just depend on where the person asking is located. Being in (upper) Lake County, there is a pretty large "disconnect"

I feel as if the association really does understand all the changes and are helping us to navigate our way thru with classes and forms on a timely basis.
I like to see more helpful tips on searches. I just can't get used to the new modern search.

Get rid of the PLN! Some agents are abusing it!
Update the 7.0 contract so an addendum isn't needed for requesting compensation, it should be part of the contract, just like closing credit!

Not a criticism. I am a commercial real estate managing broker. Mainstreet's focus is residential.
