This was our second time using AmeriSpec services. Both experiences have were wonderful, and our Inspector, Doug Doss, is thorough and professional. I especially appreciate how Doug has spoken with us as first-time homebuyers and has made his observations understandable to us with less home-inspection experience. Great communication with the inspector

The inspector was prompt, friendly, polite and respectful.
However, I did not have 100% confidence in his inspection.
He did not notice several broken windows that we had to point out to him.
He mistook the basement bathroom drainage pipes as a second sump pump.
We then had him go through each area of the house and questioned him on everything.
With this he was patient and seemed to have knowledge.
The company stated that the inspection report was emailed, but neither I or the realtor received it. Our realtor had to call and request it 4 days after the inspection was complete.
This contributed to our drywall installation being delayed.
Couple days after the inspection we noticed an issue with the basement stairwell wall. The metal pole that supports the I-beam was not in line with the studs. We have reported this to the builder to see if this will cause a problem hanging the drywall straight.

Attention to details

Steve was on-time, friendly and professional. He was in and out in around 45m and everything went smoothly.

Steve Swaisland at AmeriSpec is an attentive listener (on what our needs are), every knowledgeable and experience re the industry requirements, the audit and what needs to be done to achieve rebate and Greener Loan providing guidance along the way, he is diligent and tireless in answering customer questions, very important is that he provides added value in terms of identifying opening in the attic ceiling which the attic insulation co has to close up (not identified by other attic cos and he is experienced, quick to answer questions, reasonable price, friendly and good service overall, and professional. Steve is honest and straight shooter, will tell us what he knows and what he does not know but would guide us to certain sites or cos if there are things we need to get comfort to. He will always prepare us on what we need ready before his visits (e.g. documents, receipts etc) so that it will be a quick efficient process when he returns or when he visits.
