This is the 4th amerispec inspections we have used, and it is always a seamless process. Patrick does a great job being thorough and prompt. We will continue to use him for any and all inspection needs! Highly recommend!
Following the inspection report, I had a highly reliable, experienced repair crew look at the recommended items in the report that needed to be corrected. They look at the items as they walked through the townhouse. The slit in the water pan under the furnace, they reported, is necessary for inserting a hose to drain any water so it does not need to be replaced as the inspection report stated. No pan under the washer is needed they said as it rests on a concrete slab with no basement or crawl space below. It's a question of who is right but the inspection may have been more detailed than warranted.

Even for a walk-and-talk inspection is good if the inspector to show up with some gadgets. The inspector only had a flash light. The client rightfully noted that there were no instruments to test the air coming out of vents and testing any humidity or water moisture behind the walls.
Most buyer today come from other home purchase experiences and they already know more about home inspections than before.
