Linda Parker (Real Estate One) acted as my seller’s agent this year of 2021. Linda was recommended by my financial planner whom she helped sold his house. The overall experience of working with Linda to sell my rental house is Superb. Not only is she an experienced Realtor, she has a warm personality and exudes passion in what she does for the client.
There are things that she did for me that is above and beyond (and didn’t ask for additional compensation even though it would cost her to travel back and forth). One could argue that the realtor’s commission is hefty enough to compensate but offering to help out without expectating anything in return in my book is the later of had to do versus gladly do it.
First, she offers to travel 45 min each way to my property to let the City Inspector in (The city requires inspection approval for the sale) even before I had scheduled the inspection. Sure enough, the city building department scheduled the inspection on the week of my out-of-town vacation hence Linda stood behind her earlier offer. Second occurrence is when the inspection found a couple violations that needed to be fixed prior to closing. Linda and her daughter (visiting from out of town) went to the house and attempted to fix both issues. Very grateful that they even tried to help on their personal time. They were not comfortable to cut down an errant tree growing on the side of the garage with only about a foot and a half space to the neighbor’s fence. Linda being resourceful, then called the buyer’s agent to see whether the buyer would be willing to fix the two items. She helped negotiate the work and she even drafted out the addendum with the conditions to fix the two issues and me compensating the buyer for the work. Everything worked out well for both parties and we were able to close on the planned date.
 
She uses Authentisign to get the signatures digitally from both sides – very convenient and saves having to constantly meet up to physically sign paperwork or fax a bunch of paperwork. She did however come prepared with the paperwork the first time we met at my property. She even took care of the as-is roof paperwork that is required by the city with the buyer’s digital signature quickly once the offer is accepted. In all the communication (in person or by phone), she always provides as much time as needed to get things done or fully discussed. Never once felt rushed even though most of the interactions happened on weekend or after hours. She treats her client like family and do what she could to make the process of selling the house easy in my case.
Linda uses “Home by ShowingTime” is a real nice website to know when buyer’s agent schedules showing of the property with his/her client. I even get email and text when showing appointments are made. When the first offer came in with an expiration date, I was waffling and she provided me with a Comparative Market Analysis (CMA) to convince me that the offer is a good one. She works with a really talented photographer that took a bunch of professionally looking photos coupled that with the virtual house plan for the Showing Time site. Very impressive quality of work and time invested to put that together.
I would highly recommend her and you won’t be disappointed to appoint her as your realtor.
