The Team and Richelle outdid themselves for a most unusual closing. Executed the Purchase Agreement on the 21st and closed on the 1st!. With my seller overseas and the assistance of her son who moved from LA to Denver within the 12 days of Title (with POA for the sale) Documents flew back and forth and we closed on time! (I promise not to make a habit of this Timeline for Title. Thanks to all!

overall closing was very smooth.
one item i think was problematic was the notification of the trust potential tax liability
after further review we realized we had a revocable trust which based on our situation since it is our primary home is not taxable but it made a day that should have been a celebration more stressful and not has happy because we thought we were going to have a huge penalty
I think some paper work or informational information that outlines how different trusts and taxes work would have greatly reduced this high stress situation for us.
